Estimates only. OzStampDutyCalc is not affiliated with any government agency and does not give financial, legal or tax advice. Duty is assessed by your state or territory revenue office, so confirm your figures with them or a conveyancer before you rely on them.
For values up to $525,000, duty is (0.06571441 × V²) + 15V, where V is the value divided by 1,000. Above $525,000 a flat rate applies to the whole value: 4.95% below $3 million, 5.75% from $3 million to under $5 million, and 5.95% from $5 million. The official calculator rounds the result down to the nearest 5 cents.
The Northern Territory has no general first home buyer stamp duty concession in our calculator. The NT Government offers home buyer grants and a house and land package exemption, each with its own conditions and dates. Check them with the Territory Revenue Office before you rely on any estimate.
Has its own eligibility conditions. Not included in our estimate.
The Northern Territory does not charge a foreign purchaser surcharge on stamp duty.
Calculated with the same rules as the calculator above.

Above $525,000 the formula stops and a flat percentage applies to the whole value. That is why duty rises sharply just above that amount.
