QLD stamp duty

Queensland Stamp Duty Calculator

Queensland calls stamp duty transfer duty, collected by the Queensland Revenue Office (QRO). What you pay depends heavily on how you'll use the property: owner-occupiers get the home concession rate, and first home buyers can get further concessions.

Rules from Queensland Revenue Office, last reviewed 7 November 2026.

  • Home concession rate for owner-occupiers
  • First home buyers of new homes and vacant land: nil duty for contracts from 1 May 2025, no value cap
  • First home concession on established homes up to $800,000
  • 8% additional foreign acquirer duty (AFAD)

Generally someone who is not an Australian citizen or permanent resident. Each state defines it slightly differently.

How stamp duty works in Queensland

QRO publishes two scales. The general rate applies to investors, commercial property and vacant land: nil up to $5,000, then rising through bands to $5.75 per $100 above $1 million. If you'll live in the home, the lower home concession rate applies instead, starting at $1.00 per $100 up to $350,000. Both scales charge per $100 or part of $100.

First home buyers in QLD

For contracts from 1 May 2025, eligible first home buyers of a new home (including off-the-plan) or vacant land to build on pay no transfer duty, whatever the value. You must move in within 1 year of settlement, and for contracts from 1 August 2026 you also need to be an Australian citizen, permanent resident or specified foreign retiree.

First home buyers of established homes get the home concession rate plus a first home concession of up to $17,350, which steps down in $10,000 bands and ends at $800,000. You must never have held an interest in a residence anywhere in the world.

QLD stamp duty questions

What changed in Queensland in October 2026?

The Home Ownership and Other Legislation Amendment Act 2026 took effect on 22 October 2026. It let people in the Boost to Buy and Help to Buy shared-equity schemes claim home concessions, and widened what counts as vacant land and a new home for first home concessions. It did not change the rates.

Do I lose the concession if I rent the home out?

You can't lease all of the home in the first year after you move in. Leasing part of it while you live there is generally allowed for the new home concession. Notify QRO if your circumstances change.
