How stamp duty works in Victoria

Victorian duty is worked out as exact percentages of the dutiable value. Up to $960,000, duty rises through bands of 1.4%, 2.4% and 6%. Above $960,000 the whole value is charged at 5.5%, and above $2 million duty is $110,000 plus 6.5% of the amount over $2 million.

If you buy a home to live in and the dutiable value is $550,000 or less, the principal place of residence (PPR) concession applies its own, lower scale.

First home buyers in VIC

Eligible first home buyers pay no duty on a home, or vacant land to build a first home on, with a dutiable value of $600,000 or less. Between $600,001 and $750,000 duty is reduced on a sliding scale, and above $750,000 there is no first home concession.

At least one buyer must be an Australian citizen, New Zealand citizen or permanent resident, and must live in the home as their principal place of residence for 12 continuous months starting within 12 months of settlement. You can't qualify if you or your partner owned a home before 1 July 2000, or owned and lived in one for 6 months since then.

VIC stamp duty questions

Is the PPR concession only for first home buyers?

No. Anyone buying a home to live in can get the principal place of residence concession if the dutiable value is $550,000 or less.

Does Victoria charge duty on commercial property?

Yes, the first purchase pays duty at the general rates. Since 1 July 2024, commercial and industrial property enters Victoria's commercial and industrial property tax, and later sales of that property may not pay duty. Check with the SRO.
