WA stamp duty
Western Australia's transfer duty is administered by RevenueWA in the Department of Treasury and Finance. The first home owner rate has changed three times since May 2024, so the contract date matters a lot here.

WA's general rate starts at $1.90 per $100 and reaches $5.15 per $100 above $725,000, charged per $100 or part of $100. A lower concessional rate applies to a home you'll live in when the whole property is worth $200,000 or less.
For contracts from 7 May 2026, first home owners pay no duty on a home up to $600,000, then $16.15 per $100 above $600,000 up to $800,000. Vacant land is duty free up to $450,000, then $20.14 per $100 above $450,000 up to $550,000. Above those caps the general rate applies.
Between 21 March 2025 and 6 May 2026 the home cap was $700,000 in the Perth Metropolitan and Peel regions and $750,000 elsewhere, with nil duty to $500,000. Eligibility follows the First Home Owner Grant rules.
Nil or reduced duty for first home owners, with caps that depend on the contract date.
For a principal place of residence where the whole property is $200,000 or less.
Foreign persons buying residential property in WA pay foreign transfer duty of 7% of the dutiable value, in addition to transfer duty. It has applied since 1 January 2019 and covers homes, apartments and land bought to build homes on. On a joint purchase only the foreign buyer's share is surcharged.
